Allied Gardens Recap, March 2026

2 min read

Growing up here, I remember when the biggest news in Allied Gardens was the line at Foster’s Freeze or the outcome of a game at the Little League fields. Being born and raised in Allied Gardens, I’ve watched this neighborhood evolve into one of the most competitive and desirable pockets of San Diego.

Because I know these streets as a neighbor, not just a realtor, I want to keep you in the loop on what’s actually happening in our local market this month.

We are officially in the "Spring Surge," and the data shows that Allied Gardens remains a high-demand stronghold.

  • Home Values are Holding Firm: The median sale price in our neighborhood is hovering around $1,039,000, up roughly 12.5% year-over-year. While some parts of San Diego are seeing price corrections, Allied Gardens’ central location and "community feel" continue to drive premium prices.

  • Inventory is Tight: We are currently seeing about 20% fewer homes on the market compared to this time last year. This scarcity means that when a well-maintained home hits the market, it doesn't stay for long.

  • Speed of Sale: On average, homes are going pending in about 21 days. We are seeing nearly 50% of homes sell above list price, proving that buyers are still willing to compete for a spot in our 92120 zip code.

What This Means for You

  • For Homeowners: Your equity is at a historic high. If you’ve been waiting for the "perfect" time to leverage your home’s value, the low inventory of the current spring market has created a massive opportunity for sellers.

  • For Buyers: Patience and local intel are key. Many of the best deals in Allied Gardens are happening via word-of-mouth or "coming soon" networks before they even hit the major apps.

I’m not just monitoring this market; I’m living in it alongside you. If you ever want to grab a coffee or bite to eat (or just want to know what the house down the street actually sold for), reach out anytime!
